Imagine a vibrant new addition to Vancouver's Fairview neighborhood: a 26-storey tower that could dramatically reshape the local skyline! This ambitious project involves transforming a two-storey commercial building on West Broadway into a mixed-use residential and commercial space, and it’s stirring excitement and curiosity alike.

Last year, Unicorn Properties, in collaboration with W.T. Leung Architects, submitted a proposal for rezoning the site located at 1668 West Broadway. This key location is situated near the anticipated South Granville SkyTrain station, just a block away from this major transit hub.

Currently, the existing structure, which dates back to 1989, hosts various businesses. Over the years, a prominent upper-level unit has been home to several Asian cuisine restaurants, with its most recent tenant being Feel City BBQ.

According to the guidelines set forth in the municipal government’s Broadway Plan, the proposed tower will rise to an impressive height of 265 feet. It aims to provide a total of 208 secured rental homes, comprising 166 market units and 42 below-market options. The layout includes a diverse mix of housing types: there will be 109 one-bedroom apartments, 22 one-bedroom units with a den, 57 two-bedroom units, and 20 three-bedroom residences.

Interestingly, a portion of these rental homes will be located on the second floor, which will also feature shared indoor and outdoor amenities for residents, plus 4,800 square feet dedicated to commercial office space. Moreover, additional shared facilities for residents are planned for the third level, enhancing community interaction.

To bring life to the street, approximately 8,200 square feet on the ground floor will be allocated for retail and restaurant spaces, effectively activating the West Broadway frontage and contributing to the neighborhood's vibrancy.

Parking is also a consideration in this development, with plans for 119 vehicle stalls located in three underground levels, in addition to five car share spots placed conveniently in the laneway.

Ultimately, this ambitious project will culminate in around 162,000 square feet of total building area, achieving a remarkable floor area ratio of 8.6 times the original size of the 18,750 square foot lot.
